Appraisal and Definition of Project

Realising that all clients are individuals and no site is the same, time is taken to establish an accurate and concise brief which will ensure a design to suit the clients requirements, lifestyle, site and budget.

Site Investigation

Prior to putting any design work in hand, all relevant site information is obtained from the local authorities, home owners associations, etc.

• Service connections and services

• Estate/Association guidelines (if any)

• Topographical survey

• Views

• Neighboring influences and privacy considerations

• Prevailing weather conditions

Design Presentation

Each design is a careful integration of balance, proportion, space and light creating new and innovative designs as individual as the client. It is vital for clients to understand fully the concept of the flow and planning and thus full colour CAD plans are presented and explained in design meetings

3D Visualisation

Once the planning is finalised, we focus on the external features and details by means of a 3D photo-real presentation.

The advantages of this are evident and it is a crucial design tool finalising colours, textures and materials that will be used in the completed project. This is presented by large photo-quality printouts, which the client can take home and appreciate at any time

Construction Documentation

This is an important stage in which highly detailed scaled plans are provided which indicate all sections, elevations, details, schedules and specifications in order to assist the contractor in bringing the concept to reality.

These plans are submitted to the local authority for approval and given to other consultants and specialists on the project.

Included in this stage is the electrical design. These plans indicate all positions and types of lighting, power point and other built in electrical appliances.

Specifications and tendering of plans for pricing is also offered to assist the client

Site Inspections

A number of site inspection are carried out to ensure that the contractor is accurately following the plans and the project is running smoothly thus minimizing and/or eliminating delays and variations. We assist the contractor with any additional queries he may have and view it as being important to work together as a team towards a common goal to the advantage of the client
